Thanks so much for coming out to do our inspection on such short notice.
We were buying a new home from a well known builder, so we assumed that they had done everything right. It was only two days before closing when a friend at work convinced me to get an independent inspection. Thankfully, you were able to come and perform the inspection on the same day that we called. I had expected some minor issues with the home. Needless to say, I was shocked when you found structural deficiencies in the framing of the house and an electrical short.
You spent time explaining each of the problems to me so that I could understand how they would affect the house. I then went to the builder with your inspection report, which provided very specific photos and documentation of all of the problems that you identified. We delayed the closing by a week so that all of the issues could be addressed.
When we walked back through the home, the builder went item by item through your report to show that all of the problems had been corrected. My wife and I had questioned whether it was a waste of money to have an independent inspection of a newly built home. Now we believe that it may have been the best investment we will have made on this property.

Your inspection process and report were the most thorough I have encountered. We sent it to our realtor in El Paso. We didn't have very many questions because...well everything was pretty much self explanatory. Making such a large investment on a home would not leave us with the option to add a second mortgage just to maintain the neglect to the house. It would have never worked for us.
I really appreciate how well you documented and explained everything. It gave us a wonderful foundation of knowledge for the next time we find a house. Some of the things you pointed out just re-affirmed our sentiment that homeowner remodeling was a quick fix with problems galore.
